This south-facing apartment is beautifully finished, with 2 bedrooms, both having patio doors leading onto a balcony that overlooks the swimming pool, small paddling pool, and gardens. The apartment is spacious, cool and comfortable when it's hot outside. The lounge has two patio doors onto the balcony, and more patio doors onto a large private covered terrace furnished for alfresco dining.

Inside are a glass-topped 8 seat dining table, 2 sofas (1 sofa bed), chairs, CD/iPod dock, and a TV/DVD with English language channels (Sky News, sports and a movie channel). The fully-fitted kitchen has a full range of utensils and equipment. The terrace, overlooking the pool and gardens, has a patio table with 8 chairs, sun loungers, coffee table, chairs, and BBQ. 

Guests enjoy use of a rooftop terrace affording breathtaking sea views and of a secure, private underground car park.

Inside:

Living Room
The lounge is a large and luxurious living room with 2 patio doors onto the balcony overlooking the pool and further sliding patio doors leading to the covered terrace. The glass-topped dining table seats 8. Toddlers' high chairs are available if needed. There are 2 sofas (one a sofa bed), and further chairs. The lounge has a CD player and an iPod dock as well as a TV/DVD. Cooling fans are available on request.

Kitchen
The fully-fitted kitchen includes gas cooker, microwave, fridge/freezer, dishwasher, washing machine, toaster, kettle, iron/ironing board. It has all crockery, utensils and kitchen equipment necessary to cater for a large family. A door leads to the private terrace.

Bedrooms
The master bedroom has a double bed, dressing room and en suite. 
The second bedroom has 2 twin beds. 
Both bedrooms have fitted wardrobes and patio doors to balcony overlooking pool.

Flexible sleeping arrangements -
There are cots, 2 queen-size inflatable spare beds, a single fold-out bed, and a sofa bed. The sleeping accommodation is very flexible - just state your preferences. 

Bathrooms
The master bedroom's luxury en suite fully-tiled bathroom has bath, shower, bidet, WC and marble top washbasin. 
The fully-tiled second bathroom has shower, WC and washbasin.

Outside:

Terrace
The large covered private terrace from the lounge and kitchen has a table and chairs for 8, sun-loungers, seats, coffee table, and BBQ. The separate balcony from both bedrooms and lounge merges into it at the corner. 
There is a secure underground garage and also a rooftop terrace with views over the town, the bay, the nearby nature reserve, and the beach which (at its closest) is only 500m away.

Locale
The apartment overlooks the secure tranquillity of the garden lawns where fig, nut and other trees surround the invitingly large, crystal-clear swimming pool and the children's paddling pool (both for private use by residents of the complex). 
Beach equipment, such as beach mats, parasols, fold-up chairs, snorkels etc. are available on request. 

Other Provisions
Clean linen, towels (sorry, not beach towels), final clean, welcome pack, and meet and greet are all included. Weekly clean and towel/linen change is available on request at cost - please enquire for rates and if required please confirm at time of booking. If you require highchairs, cots, room fans, or anything else, again, please mention this at time of booking.
An up-to-date information booklet will be emailed to you upon receipt of your enquiry (and posted to you before you travel) with useful information and links relevant to your stay at Vila Nova.

On Arrival
Your welcome pack includes a bottle of wine, a few beers, some teabags and milk, bottled water, along with bread, butter, jam, and cheese. If you're bringing children, there'll be some pop in the fridge too. 
The apartment will have been cleaned and everything checked. Towels for use in the apartment are provided, but please bring your own beach towels. Water, gas and electricity are included, although in the winter months of October to March while reasonable electricity usage is included (first 15 euros per week), there may be a small surcharge to cover excessive usage at cost.

Apartment
This Algarve apartment rental is exceptionally large and airy. The living room has 3 patio doors, and both bedrooms and the kitchen each have 1 patio door to the balcony or terrace, which keep the apartment extremely cool and comfortable when it's hot outside during the day or in the evenings. Room fans are available. For winter months, there is central heating. Entertainment is provided in the lounge by a CD player and iPod dock.

Children
The apartment is particularly child-friendly, having a small paddling pool in the quiet, secure grounds of the complex, while being just a few minutes' walk away from one of the loveliest beaches on the Algarve. Cots and high chairs are available. 

Comfort
For the benefit of all our guests, the apartment is strictly 'no smoking'.

Accessibility

Wheelchair access is via a ramp into the block and apartment, and all parts of the apartment are wheelchair-accessible, except for the roof terrace which is accessed via steps, and the pool which has steps down to the gardens. Equipment like electric wheelchairs, buggies etc can be hired locally (ask for details of local hire company when booking).

Changeover

Changeover days and length of stay are totally flexible. Unless otherwise agreed lets are from 4pm. on arrival day until 10am. on departure day.

Rental rates and Discounts

The rental price quoted is per week from the start date of each week for up to 4 sharing (additional guests are £30 extra per person). 
Cleaning and laundry savings for couples only can be passed on in October to April (excluding Christmas/New Year) and will reduce rental rates by 10%. 
Other discounts - 2nd week £50, 3rd and subsequent weeks £75. Repeat bookings 10% -15%. Advance bookings over 6 months ahead 5%. 
 
As well as being totally flexible for start/finish days, short stays are also welcomed, so please ask for rates (pro-rata, subject to small surcharge to cover fixed costs).

Booking Details
Please note that, for legal purposes, the relevant date of booking and the relevant date of the contract between parties will be the date of payment of a 25% deposit, upon which the reservation will be secured (full terms and conditions will be supplied). The relevant contractual law applicable will be the law of England and Wales. The balance and fully refundable security/breakage deposit is payable no later than 8 weeks prior to arrival, save by agreement.

Points of Interest

Armação de Péra is at the western end of one of the longest and most beautiful beaches on the Algarve, stretching over two miles. All usual beach facilities and activities are available, and the eastern end of the beach backs onto dunes and the Salgados nature reserve with 4 square miles of lagoons and rich flora and waterfowl. From the apartment, the closest part of the beach and the nature reserve is about 5 minutes' walk away, and the 'town' beach is about 10 minutes.

The apartment is close to 2 large water parks including the Algarve's famous Aqualand (the free Aqualand bus service runs from nearby the apartment). There are many other attractions close by including Zoo Marina, and the Algarve Shopping Centre, with shops, cinemas, bowling and restaurants, close to the village of Guia famed for its many Chicken Piri-Piri restaurants. Albufeira is about 10kms away, Portimão 15kms, and Silves (with its Moorish castle) 10kms.

There are several supermarkets within 5-10 minutes walk, as well as the town's many shops, banks/ATMs, and usual facilities. Various nightclubs and plenty of bars and restaurants can be found in the town and beachfront. 
Choose from Chinese, Indian and Italian, as well as local fish restaurants for which Armação de Péra is renowned (fish caught locally and landed at Fishermen's Beach) - all within a few minutes walk.

Golf
Armação de Péra is right in the centre of the Algarve so all the famous courses east and west are easily reached within 30 minutes' drive. With over 20 nearby courses there's a superb variety of year-round golfing. Salgados Links and Gramacho are the closest courses, both just a few minutes away by car. Most of the courses offer hire clubs to avoid having to bring your own on your flight.

Children who grow tired of the beach can enjoy lots to do within a short, sunny drive - or even make it an adventure day out!
